- We verify and analyze loan applications submitted by loan officers, wholesale processors and/or mortgage brokers
- Our team evaluates income and employment, reviews credit history, and identifies and calculates the value of subject property and other assets
- We ensure that loan files meet federal and investor guidelines
- At AiS, our underwriters review all applicable disclosures and are responsible for compliance with federal and state regulations
- We communicate effectively with account executives and/or loan officers the results of the loan review
- Our team prepares initial loan disclosures following TILA RESPA Integrated Disclosures (TRID) guidelines
- We issue initial and locked loan estimate (LE) ensuring all fees match all applicable documents such as estimated settlement statement, appraisal and credit report invoices, etc.
- We also prepare closing disclosure (CD) upon release of clear-to-close (CTC)
- Our team always ensures that all federal and state guidelines are being followed
- We are responsible for reviewing and delivering all final documentation of correspondent loans to ensure timely delivery to investors
- Our loan shipping team audits credit packages on each loan and prepares files for shipping
- We are knowledgeable with state and federal banking compliance laws
- Our team assists with other post-closing related processes
